Orchard Villa is a large condominium complex located in Moab, Utah, on 500W just north of the 400N intersection. The 72 living units in 17 buildings are individually owned but the whole complex is managed by the Orchard Villa Townhomes Homeowners Association, Inc. which was incorporated as a Utah Nonprofit Corporation in March 1994.
Phase I of construction consisting of 34 units in eight buildings was completed in 1995 and Phase II with 38 units in nine buildings was completed in 2005. In addition to the 17 buildings housing two and three-bedroom units, there is a community swimming pool facility and an RV Lot for trailers, campers, and other large vehicles.
A Board of Directors that is elected by the Homeowners manages the complex and its finances with Homeowner approval. The Board members are elected for staggard three-year terms at the HOA Annual meeting each fall. Owners pay regular (established annually) quarterly assessments to cover operating expenses and maintain the reserve budget for major expenses. Natural gas and electric utilities are paid for by individual owners. The assessments differ on whether the owned unit has two or three bedrooms and can be paid monthly if arranged by a Homeowner. Accounting services are currently provided by Larson and Company, PC in Moab.
